Rental Requirements

 

We consider four criteria when processing a rental application. They include credit history, rental history, employment history and debt to income ratios.

 

Credit

1. We rate the following scores in the following manner:

                                               400-500 Poor             500-600 Fair

                                               600-700 Good           700-800 Excellent

 

2. Have no open accounts in poor standing. i.e. accounts assigned to a collection agency, seriously past due accounts, accounts 30 days past due within the past year.

 

3. Have no unpaid liens, judgments or collections. **Medical bills can be an exception.

 

Rental History

1. Your previous landlord will be contacted. We will ask about payment history, general comments, condition of the property during your tenancy, condition of property at move-out, damages, problems, if they were given proper notice and compliance of lease terms.

 

2. If you do not have a rental history, an additional deposit may be required.

 

Employment

 

1. All income must be verifiable.

 

2. Couple’s or roommates’ combined income will be considered.

 

3. Proof of income must be given at the time the application is submitted. Additional sources of income will not be considered if not presented at the time of the application.

 

Debt to Income Ratio

 

1. All income will be calculated on a monthly basis.

 

2. All debt will be taken from the credit report and the application.

 

3. We rate the ratios in the following manner:

                                50% or more Poor                   40% to 50% Fair

                                30% to 40% Good                   30% or less Excellent

 

General

 

1. We reserve the right to refuse any prospective occupant for any reason.

 

2. Pets are generally not allowed, unless agreed upon and an additional deposit is given.

 

3. An application will not be processed until all of the documentation is present and the application fee is paid. The $30 Application Fee is Non-Refundable and will only be accepted as a bank-issued check or a money order.
